RECENT PROPERTIES

We have been frantically busy following Easter I suspect the poor weather on the Friday and Saturday encouraged people to view properties rather than head off to the coast. We are continuing to get conflicting news from the statisticians whilst Nationwide were reporting a rise in house prices in March Halifax immediately reported prices had fallen. Clearly a months figures in isolation have little or no meaning and it is certainly too early to predict we have reached the bottom.

GENERAL COMMENT

The last ten days have been bit crazy hence I have fallen behind with updating my blog . We are taking on a lot of interesting properties and have even sold a few. There are people out there wanting to buy but they are really looking for value.
We are now counting down to some big changes in the law on HIPs at the beginning of April. We will now not be able to market properties until the major components of the HIP are in place. There will also be a requirement for vendors to a complete property information form.

We have had a mixed bag of valuations this week some prospective vendors are struggling to accept the market while others are exceptionally realistic. GREEN SHOOTS ! ?

We have had an incredible start to the week ( an estate agent would say that !). We have agreed quite a few sales and are still negotiating hard ! It would be great if I could announce the housing market is on the road to recovery but unfortunately this would be premature. All the sales we are agreeing are at prices at least 15% less than they would have been twelve months ago. I think vendors are starting to understand where market values lie and there are obviously people out there with the confidence to buy. There is no doubt that for those with a healthy deposit there are some really incredible mortgage deals and the opportunity to fix at very low interest rates. I hope these deals will start to tempt the potential purchasers who are in the fortunate position of being able to trade up to a larger property.

Whats going on ?

It has been an interesting two weeks back at the office. There has been a definite improvement in the number of people registering on our mailing list and looking at our we site. We are also coming across a lot of people in rented accommodation with cash in the bank. I think they are very concerned about low interest rates and indeed the safety of their money despite all the government assurances ! They want to buy a house but are frustrated by the lack of suitable houses on the market and concern about how much prices will go down. We definitely need to tempt these individuals and to do that we need more properties on the market.
On another note I was surprised to say the least about the reporting of Margeret Becketts latest thoughts in the Sunday Times. Apparently the Labour Government is already preparing for the next bout of house price inflation !! I think we would all prefer our elected leaders to focus on the problems we all currently facing !

Happy new year

2009 is going to be an interesting year for the housing market. The experts are divided on whether Armageddon or recovery is just around the corner! It is certainly interesting reading the reviews of 2008 and hearing financial journalist rationalise their predictions for the year. I think what is clear from last year is beware of the experts and 24 hour news ! It is clearly not healthy watching events unfold minute by minute and it almost seems that further financial decline becomes a self fulfilling prophecy.
The first week back has been interesting to say the least. On one sale we agreed the vendor actually had to decide between two competing purchasers ! We have spent much of the last week on the phone to our mailing list applicants. There are definitely people out there desperately wanting to move but frustrated by the lack of suitable properties on the market. They are not prepared to compromise and Italicthere is certainly no problem finding a comfortable rented property while they search.
