Willowbrook House, Sibson £610,000 Willowbrook House is a magnificent property on a small and very exclusive development in the West Leicestershre village of Sibson. As the name suggests the development is located in the former grounds of Sheepy Manor and comprises four high quality individually designed houses. It is rare to find a modern house on such a large plot and indeed the gardens, which enjoy a southerly aspect, have sweeping lawns which are a fabulous feature of the property. Considerable thought has been given to the design of the house and there are some interesting features such as the different rooflines and window detailing . The accommodation is extremely flexible and can be used in a number of ways there is a magnificent open plan living kitchen with separate dining and sitting area. There is also an elegant drawing room with inglenook style fireplace and french doors opening on to the garden, a family room with large bay window, master bedroom suite with dressing room and en-suite and three further bedrooms.

GENERAL
We have been frantically busy following Easter I suspect the poor weather on the Friday and Saturday encouraged people to view properties rather than head off to the coast. We are continuing to get conflicting news from the statisticians whilst Nationwide were reporting a rise in house prices in March Halifax immediately reported prices had fallen. Clearly a months figures in isolation have little or no meaning and it is certainly too early to predict we have reached the bottom.

GENERAL COMMENT
The last ten days have been bit crazy hence I have fallen behind with updating my blog . We are taking on a lot of interesting properties and have even sold a few. There are people out there wanting to buy but they are really looking for value.
We are now counting down to some big changes in the law on HIPs at the beginning of April. We will now not be able to market properties until the major components of the HIP are in place. There will also be a requirement for vendors to a complete property information form.
I would welcome any comments you may have positive or otherwise !!

WEEKLY COMMENT
It has been another busy week. Although we have not agreed many sales there have been a lot of viewings and some really good potential purchasers are coming out of the woodwork. We have had a mixed bag of valuations this week some prospective vendors are struggling to accept the market while others are exceptionally realistic. We have a lot of valuations planned for next week which is promising as it is half term.
